Dear David      Great article on Biggerpockets. I am currently working in Malaysia and plan to invest in commercial property. Property price $ 2 million and rental $5000.Like you mention in your article, capital appreciation is added bonus.I am not sure whether i should invest in these propery? Does these rules applicable for residential property too? thank you

Great question. 
So to clarify, the point of my article (http://greeneincome.com/?s=secret+the+rich+understand)
wasn’t to say cash flow is unimportant. It is important. It was to say that cash flow is important to keep you from losing a property. It’s not important for helping to make you wealthy.
From a cash flow perspective, the numbers you provided don’t look very enticing. What is it about this property that makes you want to buy it?
